Pop star Zdravko Čolić paid a large sum for a luxury apartment on the Istrian coast in 2023, but more than two years later he still cannot move in because construction is not finished.

The apartment is part of an upscale development on the outskirts of Pula, located on the strip between the marina and Pješčana Uvala. According to project descriptions, Čolić chose a smaller unit inside one of five buildings that promise wide views of the sea, nearby bays and surrounding islands.

When he bought the flat the asking price was about 5,500 euros per square metre; the purchase is to include a living room, kitchen, bedroom, terrace, a garage space and a storage room, plus access to a shared swimming pool. The units are sold on a turnkey basis with fully fitted bathrooms, first‑class floor finishes, air conditioning and premium carpentry.

Agency: site still active, deadlines shifting

Čolić has reportedly visited the construction site several times to check progress, but the developer has repeatedly missed deadlines. The Croatian real estate agency handling sales admits the situation is far from ideal: "Access to the buildings is dangerous because work is still underway, so viewing is practically impossible," the agency said.

It added that timelines remain fluid: "The first two buildings are almost sold out, but completion is expected by spring 2027. For the remaining three, building permits are still awaited, and completion of the entire complex is planned as late as 2028."

The project has drawn criticism over pricing and unfinished details: some ground‑floor apartments marketed at over 5,800 euros per square metre currently look out at bushes rather than the sea, despite promises that greenery would be cleared. Units in the development range from just under 300,000 euros to more than 575,000 euros for larger homes.
