Construction boom: building permits jump 39% in June 2026
June 2026 saw 296 building permits issued and €103.5 million in planned project value — both substantially higher than a year earlier.
Construction activity in North Macedonia surged in June 2026: authorities issued 296 building permits, a 39 percent increase compared with the same month last year. The combined planned value of the projects totals €103.5 million, up 31 percent year‑on‑year.
Permit mix and apartment pipeline
Of the 296 permits, 200 are for high‑rise construction, 26 for low‑rise projects and 70 for reconstruction works. The permits foresee the construction of 754 apartments with a total usable floor area of 64,266 square metres.
The planned apartments are concentrated in medium‑sized layouts: 267 two‑room units and 214 three‑room units. The rest include 116 four‑room, 79 one‑room and 33 five‑room flats.
Geographically, the highest number of permits was granted in the Polog Region (70 permits), but the largest planned investment value is located in the Skopje Region, where projects amount to 3.48 billion denars.
Investor breakdown shows that 218 permits were issued to individual citizens and 78 to business entities. However, commercial developers account for the bulk of planned spending: out of a total of 6.36 billion denars in projected investment value, almost 5 billion denars are tied to business entities, while private individuals account for about 1.37 billion denars.
As an illustration of current market prices, in the Kisela Voda neighbourhood a square metre for an apartment reached an astonishing €2,888; a 45‑square‑metre flat there cost €130,000.
