Real estate market: €625.7 million in sales recorded in H1 2026
Sales totalled 625.7 million euros in the first half of 2026 as transaction volumes rose modestly year on year.

The real estate market in North Macedonia recorded a moderate rise in activity in the first half of 2026, with 16,126 transactions — an increase of 2.2 percent compared with the same period a year earlier. Of those transactions, 11,395 were property sales and 4,731 were leases, while the total value of sales reached 625.7 million euros, up 21.3 percent from the first half of 2025.
Residential units and agricultural land and forests accounted for the largest share of recorded sales, and apartments were the category with the highest total value of completed transactions. Notable individual deals include a house in Karpoš sold for 1.5 million euros and an apartment in the Centar municipality: a 50 square‑metre unit traded for 168,000 euros.
Average apartment prices rose in several municipalities, and the aggregate amount of monthly rents increased sharply — the total value of monthly rents grew by 29.4 percent in the reported period. The highest achieved price per square metre was registered in Centar at 206,640 denars (about 3,360 euros) per square metre for the 50 m2 apartment priced at 168,000 euros.
Activity by month
Transaction volumes peaked in April, when 2,902 purchases and leases were recorded, while the fewest transactions were registered in January with 2,246 entries. Overall the figures point to a broadly stronger market in the first half of 2026 compared with the same period in 2025.

Market observers note the combination of rising apartment prices in several urban municipalities and a significant jump in rental values as the main drivers behind the year‑on‑year increase in the total value of traded properties.
