Apartment in Belgrade sold for €2.6 million, price per m² reached €12,000
RGZ: in H1 2026 Serbia’s real estate turnover reached €4.2 billion, with apartments taking 61% of the traded value.
The most expensive apartment sold in Serbia in the first half of 2026 fetched €2.6 million and recorded the highest price per square metre at €12,000, the Republic Geodetic Authority (RGZ) reported on 7 September 2026.
The RGZ data show the priciest house sale was on the territory of the Belgrade municipality Savski Venac for €2.1 million, while the most expensive garage space changed hands in Stari Grad for €77,000.
Market totals and transaction volume
Overall real estate turnover in Serbia for the first half of 2026 reached €4.2 billion, an increase of 10.1 percent compared with the first half of 2025. The number of sales contracts stood at 61,343, up 0.2 percent year‑on‑year.
The report also notes a continued moderate rise in apartment prices, with an annual growth rate of 5.25 percent in this period. Apartments accounted for the largest share of investment on the market, totaling €2.5 billion — 61 percent of total traded value.
Other allocations recorded by the RGZ include €328 million (8 percent) for house purchases, €282.8 million (7 percent) for building land, €212.9 million (5 percent) for commercial premises, and €125.6 million (3 percent) for agricultural land.
