Property register: priciest apartment in H1 2026 — €168,000 for 50 m² in Centar, Skopje
Property register: highest unit prices in H1 2026 were in Centar, while Karpoš and Aerodrom led house and commercial transactions.
The Register of Prices and Rents for the Real Estate Market recorded the highest price per square metre in the first half of 2026 in Skopje's Centar municipality: 206,640 denars (€3,361) per square metre.
The sale behind that figure concerns an apartment with a total area of 50 square metres — 46 m² of residential space and 4 m² of auxiliary space — with a notarised purchase price of €168,000.
Luxury properties and commercial deals at the top end
Among houses, the largest recorded transaction this year was in Karpoš municipality: a property sold for €1,500,000. The estate sits on a plot of 1,731 m² and includes a building of 575 m².
The highest registered price for commercial premises was listed in Aerodrom municipality — nearly €6.8 million for a unit with a total area of 3,478 m².
Average apartment prices in the first half of 2026 also show a clear geographic spread. For older (pre-existing) buildings the highest averages were in Centar (€1,547/m²), Aerodrom (€1,532/m²) and Karpoš (€1,523/m²). Among developer (new-build) apartments, Centar led with €1,712/m², followed by Karpoš (€1,167/m²) and Gjorče Petrov (€1,062/m²). The lowest averages were recorded in Strumica: €719/m² for older buildings and €689/m² for developer apartments.
Separately, authorities have reported difficulty selling apartments seized from the Gruevski era and are now offering them at substantial discounts.
