Ohrid housing market turns upscale — prices top €3,000/m² at prime locations
Demand and construction keep prices high; lakefront and central luxury developments exceed €3,000 per m².

Ohrid remains one of North Macedonia’s most expensive cities for buying property, with sustained demand, active construction and prices holding at high levels.
For a new apartment in the wider urban and central area prices range from €1,500 to €2,500 per square metre. On the most attractive sites — in the strict city centre and on the lakefront — prices reach and exceed €3,000 per square metre, particularly in luxury developments. Older apartments offer a more affordable option, with prices up to €1,200 per square metre depending on location and building condition.
Strong market for small tourist flats
The most sought-after units are compact, functional apartments of 40–50 square metres with one bedroom, aimed at the tourist rental market. Buyers come not only from across North Macedonia but also include retirees from Western European countries, people who work abroad and members of the diaspora.
Developments on the ground and future investment plans will be shaped in large part by the area’s UNESCO protection status, which remains a decisive factor for construction activity and permitting.
Real estate agents forecast that demand for property in Ohrid will remain stable in the coming period, with further moderate price growth rather than sharp increases.
