Shtip apartment prices rise by 10% as transactions drop
Both new and older apartments in Shtip sold at higher prices this year while transactions fell and building approvals increased.

Housing prices in Shtip rose by about 10% compared with last year, according to the municipality's latest figures. Both newly built and older apartments are trading at higher prices, while the highest recorded sale this year reached €1,500 per square metre for a new unit.
The local property market has seen roughly €13 million turn over in apartment transactions so far this year, with about €8 million of that amount coming from sales of newly constructed flats. At the same time, the total number of sale contracts has fallen.
Sales dip but construction approvals climb
So far in 2026 the municipality has registered 207 purchase contracts, a decline of about 30% compared with the previous year, when 315 apartments were sold. Municipal officials say the fall in transactions reflects fewer properties entered into the cadastre this year.
"The average price registers an increase of about 10%, meaning both older and new apartments are selling at higher prices. So far, from the cases submitted to the municipality, the value of resold apartments is around €13 million, of which €8 million are for new apartments. The highest contract price achieved is approximately €1,500 per square meter for a new apartment," says Dragan Karov, Municipality of Shtip.
Officials note that although fewer apartments changed hands this year, the number of building permits issued for residential blocks has grown. Those new buildings are expected to be entered into the cadastre in 2027, which could expand the supply of new flats — in the city centre as well as in surrounding neighbourhoods.
